Victorian workers cottages are the original tiny homes! These beloved cottages can be found in some of the most desirable areas in the City of Buffalo and offer beautiful, modest, and manageable housing close to everything the City has to offer.

The top quality lumber and incredible craftsmanship that went into these houses means that they are built to last! We are careful to preserve historic elements in our restorations, while also meticulously renovating to the highest standards in green building. All of our projects are completely unique, and have been laid out by our design team to maximize storage and functionality.

Historic Homes built for the Future

Our custom home builds are some of the most thorough and sustainable restorations in WNY. In addition to using reclaimed old-growth lumber and architectural salvage to make meticulous In-Kind repairs to the complete home envelope - we are adding every modern convenience you could want in a new-build.

The homes we build have been fully-electric for years, well ahead of the NYS 2026 mandate. Over time, we have been able to monitor our usage history, and are routinely surpassing even our own expectations.

We regularly incorporate dishwashers, USB & USBc enabled outlets, bidet plugs, dimmers and well placed LED lighting into our builds. Our HVAC plan includes full house heating, cooling, and humidity control with multiple comfort zones. We also always include redundancies in our heating plan 'just incase' our Buffalo weather gets a little wild. (this usually means a second compressor, or high-efficiency biomass stove)

Our electrical systems are brand new and top of the line, right back to the pole (and sometimes include a new pole). We size our panels with plenty of room for future upgrades - meaning our houses are 'Solar Ready' and 'EV ready' - which enables our buyers to take advantage of the generous tax incentives available to them.

For plumbing we ensure that all lead underground supply lines have been removed. We then run new copper from the shut off to the meter, and switch to Upanor throught the house. Upanor is the new hotness in the world of pex, and is prized for it's ability to withstand freeze events. It is also BPA free. Our water meters are also protected from freezing with radiant technologies and custom thermal liners.

We also run new fiber optic & cable supply lines to make sure our homes have flawless internet service, with neatly routed cables.
